What
Does A House Plan Include? |
Our
construction plans are detailed, clear and concise.
All plans are designed by Bryan & Associates
Inc., each plan is designed to meet one of the
nationally recognized building codes (the Uniformed
Building Code, Standard Building Code or Basic
Building Code) at the time they were drawn.
The plans for most home designs include the
following elements, but the presentation of these
elements may vary depending on the size and
complexity of the home. The basic set
includes:
- A-1 & A-2 Detailed Floor Plans -
show the placement of interior walls and the
dimensions of the rooms, doors, windows,
stairways, etc., of each level of the house.
These plans will also detail recommended
locations for electrical outlets, switches, etc.
- A-3 Exterior Elevations - show the
front, rear and sides of the house including
exterior materials, details and measurements.
- A-4 Roof Plan and Building Section -
show slope, pitch and location of dormers,
gables and other roof elements, including
clerestory windows and skylights. These details
may be shown on the elevation sheet or on a
separate diagram. Note: if trusses are used, we
suggest using a local truss manufacturer to
design your trusses to comply with local codes
and regulations. The building section shows the
details of the house as though it were cut in
slices from the roof to the foundation.
- A-5 Interior Elevations - show the
specific details of cabinets (kitchen, bathroom,
and utility room), fireplaces, build-in units,
and other special interior features, depending
on the nature and complexity of the item.
- A-6 Details - includes information
about wall sections, mouldings, wall sections
not shown in interior elevations.
- A-7 Foundation Plans - include drawings
for a standard, daylight or partial basement,
crawlspace, pole, pier, or slab foundation.
All necessary notations and dimensions are
included.
- A-8 Structural Details - provide
general instructions and information regarding
structure, excavating and grading, masonry and
concrete work, carpentry and wood, thermal and
moisture protection, and specifications about
drywall, tile, flooring, glazing, caulking and
sealants.
What's Not Included
- Heating and plumbing plans
- Material quantity lists
- Framing, foundation and roof plan pages are
not fully engineered working drawings.
A local contractor, architect, or engineer must
be consulted.
